Bluebird Funds is a mortgage broker licensed in Virginia, Washington D.C., and Delaware. We provide personalized mortgage services to help with your home purchase or loan refinancing. HOW WE WORK
Meet with us
Our process is easy and hassle free. It starts by letting us know about you. You can email, call, or text. We can go over the various loan options available and help you decide which loan option is the best fit for you.
Apply for your loan
Next, we start an application. We can collect this information from you over the phone or you can fill it out on your schedule using our online application.
Provide documentation
Once the application is completed we will need:
Some evidence of income which can be a pay stub & W-2 or your permission to access a tax return.
Evidence that the home we are lending on is insured. This is typically done with the declaration page of the insurance policy.
A photo ID for all of the borrowers for the mortgage loan.
With that, a loan estimate will go out to you right away. We also might order an appraisal on the property but many times an appraisal waiver allows us to skip this step saving you time and money!
Close
At the initial underwriter’s review, a closing disclosure will go out to you. By law we cannot close on your loan for three days after the closing disclosure goes out to you. This is called a cooling off period and gives you time to review all the details and ask any questions you might have.
Closing is done at a time and location convenient to you. Typically we can schedule a closing at your home during day or evening hours. Purchase loans will fund that day and refinance loans will fund three days after closing.
Often times we can cover some of the loan costs to help borrowers save money.
